It is important to note that at this time, no final City approvals have been granted or implied for the below proposals. A full review by City Staff as well as the Walnut Planning Commission and City Council is still required. Tentative Specific Plan/Development Applications In Progress (consisting of 5 Lots or more):

TERRACES AT WALNUT SPECIFIC PLAN: A proposal to adopt a Specific Plan for the 49 acre site.  The project is located off of Valley Boulevard, east of the City Maintenance Yard and the Sheriff's station.  The Specific Plan will establish regulations on land use, design guidelines, landscaping, open space, and access for the development of the site. LOT 269 - THREE OAKS RESIDENTIAL DEVELOPMENT (approved on 7/13/16): A proposal to amend an existing Conditional Use Permit and approve an addendum to a Final EIR to subdivide an existing 22 acre site, known as "Lot 269" within the Three Oaks neighborhood into eighteen (18) residential lots with single-family residences; located at the end of Walnut Vista Way, off of Lemon Avenue.  - Final EIR Addendum

SAN JOSE HILLS ROAD: A proposal to develop twenty-two (22) residential dwelling units on a 116,250 square foot vacant lot located at 20650 San Jose Hills Road within the C-3; Heavy Commercial Zoning District.

SHEA HOMES - CORNERSTONE (approved 5/27/15):  A proposal to construct sixty-one (61) town homes and thirty-seven (37) single-family detached homes with related site improvements on approximately eleven (11) acres of undeveloped land generally located along Valley Boulevard between Pierre Road and Suzanne Road.  An approximately 30,000 square-foot commercial pad is approved at the southeast corner of the development along Valley Boulevard and Suzanne Road, which is to be developed separately. - Site Development Plan
